What steps do I need to go through to let my home?
If your home is secured on a mortgage, you will need to attain the lenders consent – this will often mean you will need to take out a buy-to-let mortgage. Once you have this in place, Jordans will visit the property to give a free rental valuation. If you are happy with the price we think we can let your property for, we will carry out necessary safety checks, and put the property on the market. 

How do I go about renting a property?
Once you find somewhere you like the look of, it is a good idea to visit the property to check out the location and make sure it is as expected. If you decide to rent the property, Jordans will manage the landlord/tenant process, and produce a lease. You will need to provide character references for each person who’s name appears on the list, and we will run a credit check with your bank to ensure that you can pay the rent. You will then pay us your deposit, which we will hold for the duration of your tenancy.

How soon can a tenant move in?
This usually depends on how long the credit checks take, but we usually expect it to take between two and three weeks.

How much notice does a tenant need to give when leaving a property?
Once your agreed minimum tenancy period is up, you need to give Jordans one month’s notice before leaving the property.

What safety checks should the furniture and appliances have in a rental property?
Items left in furnished properties must meet the standards of The Furniture and Furnishings Fire Safety Regulations 1988 (as amended 1993). It is also the landlords responsibility to ensure that all electrical equipment in a rental property is safe, and must obtain an annual safety certificate. Appliances left in the property must be accompanied by their instruction manuals and we advise that properties should be equipped with smoke alarms and Carbon Monoxide detectors.

Who is responsible for the repairs on a rental property?
If the landlord has taken out our full management service, Jordans is responsible for carrying out any maintenance and repairs needed on the property, and tenants should contact us with any problems. If the landlord is managing the property themselves, they will need to manage maintenance and repairs themselves. Tenants will be advised of who manages the property when their tenancy begins.

Who is responsible for insuring a rental property?
Landlords are responsible for insuring the building and contents, however tenants should also insure their personal possessions.

Who is responsible for paying the bills on a property?
The tenant usually pays all bills on a rental property, unless other arrangements have been made. These include gas, electricity, water, telephone, cable TV, internet and TV license.

What happens if the tenant can’t pay the rent for any reason?
Credit checks and vetting procedures carried out prior to the tenancy usually eliminate these problems. However, if such a situation does occur, Jordans will liaise with the tenant to resolve any problems as soon as possible.

Are pets allowed in rental properties?
This is the landlords discretion, and varies from property to property.

Is smoking allowed in rental properties?
Smoking is usually not allowed in rental properties, however, the final decision lies with the landlord and varies from property to property.
